Your client has to report what you do.
Landlords and managing agents are being asked to evidence waste, service delivery and spend across their estate. Almost none of that data is theirs. It is yours, and today most of it leaves your business as a PDF. Operify AI keeps it as a record, which is the difference between a client who chases you every quarter and a client who cannot replace you.
A report is only as good as the contractor underneath it.
Assurance does not stop at the client. It follows the number back to whoever produced it, and that is where an estate report usually falls apart.
- The tonnage is an estimate. Waste figures on most estates are a container count multiplied by an assumed fill and an assumed density. Nobody weighed anything. It reconciles to nothing.
- The service record is an email. Proof that a job was done is a message from a supervisor, sent from a phone, with no location, no timestamp anyone trusts and no way to test it a year later.
- The cost is a year-end export. Spend arrives from finance in one lump at the end of the year, already allocated by cost centre rather than by site, which is the level the report needs.
- And it lands on you. When the client cannot evidence their own estate they ask the contractor for it, usually at short notice, usually in a format nobody agreed. That work is unpriced and it recurs every period.
Measured at the source, not reported after the fact.
Operify AI sits in the middle of a four-product chain. Each product owns one link, and every record carries the same lineage id, so a figure in a client’s disclosure can be followed back to the operative who produced it.
- You do not need the other three. Operify AI runs your operation on its own and always will. The chain is what becomes available when your client is already on one of the others, or asks whether you can plug into it.
- One lineage id, end to end. The same identifier sits on the bin that was weighed, the job that was completed, the invoice that was raised and the figure in the report. Nothing is re-keyed between systems.
- Your data stays yours. What reaches a client is what you publish. Delivery evidence goes across without your workforce, your rates or your rosters going with it.

The bid answer nobody else has.
- Tenders now ask. Sustainability and data questions are in the PQQ. Most contractors answer them with intent. Answering with a live record and a named system is a different score.
- Renewal stops being a debate. A client who has been reporting off your data for two years is not comparing you on price alone. Replacing you means replacing their evidence base.
- You stop absorbing their reporting. The quarterly scramble to reconstruct what happened becomes a view your client already has. That is hours back, every period, on every contract.

The one that arrives every quarter. We will show you what answering it looks like when the record already exists.
